Boatshed London is delighted to bring this spacious wide beam, with a fully residential mooring, to the market.
The main entrance from the steering deck opens into a galley that is substantially larger than average.
The heads boast a decent sized bath and a separate shower, and a newly fitted composting toilet.
A significant improvement recently made by the owner was to fit a domestic Worcester boiler, professionally converted to run on diesel. This powerful unit is the same as you would find in a house or flat, and provides the hot water and heats the radiators.
The comfortable cabin has built-in clothes storage, with the opportunity to reinstate the holding tank under the bed if required.
The saloon opens out to the well-deck with views across the water to Brentford lock.
The secure mooring is transferable with a 2% fee to be negotiated between the buyer and the seller. There is also a £2500 'quay deposit' required by the mooring management from the new owner. Current mooring fees are circa £550/month, but potential buyers must make their own enquiries with the mooring management to confirm the final cost.
The local area and the moorings are expected to be redeveloped within the next few years, although it is understood berths will be retained should temporary relocation be required. The current mooring agreement runs until Oct 2021, but is expected to be extended under the current arrangements.
BSS is valid until July 2023.
The boat was last out of the water in 2019 when she was fully surveyed. Originally epoxy coated, she is now due to be repainted, ideally within the next 12 months.
